Low-moisture encapsulation is the cleaning method we specialize in for commercial properties across San Diego County. Instead of saturating carpet with water and rinsing it out, encapsulation applies a cleaning solution formulated with crystallizing polymers. As the solution dries, it surrounds remaining soil particles in a crystalline residue that is easily removed by normal vacuuming.
How the Process Works
A technician typically pre-vacuums the carpet, applies the encapsulation solution using a sprayer or a machine with a cylindrical brush, and agitates the fibers so the solution reaches down into the pile. The carpet is left to dry — usually much faster than after a hot-water extraction cleaning — and any remaining crystallized residue is removed with a final vacuum pass.
Where Encapsulation Works Well
This method is well suited to the synthetic, low-pile carpet and carpet tile common in offices, hotels, medical offices, and other commercial interiors. Because drying time is short, encapsulation is often used for routine, scheduled maintenance in facilities that cannot afford extended downtime, such as spaces that need to reopen for business the same day.
